In recent months, there has been an increase in the number of non-resident individuals seeking to acquire Irish property through an Irish company. It can be difficult for non-resident individuals to obtain funding in Ireland personally for such an investment due to restrictions in place with Irish financial institutions providing funds to non-residents. However, these funding restrictions can often be overcome where a non-resident person establishes an Irish Special Purpose Vehicle company (“SPV”). There are specific tax rules that apply to these SPVs that can allow the property acquisition to be managed in an efficient way that also satisfies the strict lending criteria of certain financial institutions.
